The Proposals

Melton Hall

Melton Hall is proposed to be converted to 15 luxury 2-bed and 4-bed homes, with a car park and private outdoor space for residents.

New Build Residential Development 

Newsholme Developments aspires to demolish the existing modern development on site and deliver new build residential dwellings of a variety of sizes. 

Whilst the final layout and design of this element of the scheme would be considered as part of a future ‘Reserved Matters’ application (subject to outline planning permission being granted), illustrative plans will be prepared to ensure the proposed amount of new homes of varying size and type, can be appropriately accommodated on the site. The outline planning application will also be supported by a design code; a document that sets out principles and parameters relating to design, ensuring a cohesive and considered scheme is prepared at the detailed design stage.

Through the demolition of the existing development, remediation of these areas and sensitively situating and designing the new homes, the setting of the existing heritage assets and environment will be improved.  

As the strategy plan shows, a significant proportion of the proposed new homes are on land which has been previously developed, containing modern buildings associated with Doncaster College. It is proposed that these building are demolished to make way for the creation of new homes.

The Proposals

The Village Hub 

A new ‘Village Hub’ including commercial, office and retail uses, aimed at supporting local start-ups and providing business incubation space.

Village Social Hub

A new, sensitively designed community building is proposed which would provide community rooms for hire. Outside, there would be provision of sports pitches, a play area, and other outside features which would be beneficial to local residents. The area would be a hub of activity for the village and promote wellness and social cohesion. Having spoken to the Parish Council, the image below is illustrative of what could be delivered. Feedback from local residents on what is desired in this hub is very welcomed.

The Stables

The Stables have already been restored and now host the popular No.16 Coffee House and Bar, The Little Coffee Shop & Chocolate Company, along with several other local businesses. This restoration was part of the initial repair efforts and already showcases the community benefits that Newsholme Developments aims to bring to the area.

St James’ Church

To address St James’ Church’s inaccessibility and ensure its long-term prosperity and continued use, a fully accessible community car park is planned, complete with provisions for electric vehicle charging. Additionally, enhancements to the area’s soft landscaping will help improve its visual appearance and sustainability.

Newsholme Developments aspires to deliver an outdoor strategy which will promote outdoor activities and support the natural environment.
